Milan at Godrej MSR City is Phase 3 of the Godrej MSR City integrated township at Shettigere, Akalenahalli–Mallenahalli Village, Devanahalli, Bangalore — 562110. The project spans 10 acres, with 10 towers split evenly across two buildings — B09 and B10 — each housing five towers. The land use is planned at approximately 30% residential footprint, 45% green and open space, 10% clubhouse and amenities, and 15% internal roads and infrastructure. Launch is 10 September 2026; possession is targeted for 10 March 2032.

The 10-acre master plan is laid out around two clusters — B09 to the north and B10 to the south — with a shared green spine running through the centre. The layout philosophy is deliberately low-coverage: only about 30% of the site carries building footprint, leaving the majority of the land for landscaping, open-air amenities, and internal connectivity.
- ~30% Residential footprint: Approximately 3 acres carry the tower bases — 10 towers across two buildings, each 2B + 15 floors.
- ~45% Green and landscape: Nearly 4.5 acres of landscaped parks, palm courts, sculpture seating, plazas, and manicured gardens. This is not just leftover land — it is planned open space designed as a lifestyle asset.
- ~10% Clubhouse and amenities: Approximately 1 acre housing the township-scale clubhouse of approximately 5,410 sq m, swimming pools, gym, indoor and outdoor sports facilities.
- ~15% Internal roads and infrastructure: Well-lit, wide internal roads with EV charging bays, CCTV, and pedestrian pathways connecting all towers to the central amenity zone.
Total inventory: 710 apartments across 10 towers. No villas — apartments only. The project follows the same township design language as Barca (Phase 1, 17.25 acres, RERA registered 01-04-2025) and Barca II (Phase 2, 8.48 acres, RERA registered).
Building Layout
B09 and B10 are the two buildings within the Milan Phase 3 parcel. Each building has five towers (A through E), each rising 2 basements plus 15 floors to approximately 52.2 m. The floor density of approximately 5 units per floor is one of the lowest in the segment — a deliberate choice that improves natural light per unit and reduces shared-corridor noise.

Green & Open Spaces
At approximately 45% of 10 acres — roughly 4.5 acres — Milan dedicates more land to green and open space than to residential towers. That ratio is unusual for a high-density urban market; it is more typical of low-density plotted developments. The difference shows up immediately in how the community feels to live in.
The green zone is designed across several distinct outdoor rooms rather than as one undifferentiated lawn:
- Landscaped parks and plazas: Multiple park pockets distributed between B09 and B10, breaking up the central open space into usable areas for different age groups.
- Palm court: A shaded formal plaza between the two buildings — a natural gathering point for residents.
- Sculpture seating: Integrated seating with landscaping to create rest nodes along walking paths.
- Sand pit / children's play area: Dedicated children's play zones with age-appropriate equipment within the green belt.
- Senior citizen zone: A quieter seating and light-activity area designed specifically for older residents.
- Jogging and cycle track: A looped track running through the green spine — usable without leaving the gated community.
- Amphitheatre: An open-air performance and gathering space for community events.
- Sand volleyball court: Integrated within the sports and recreation zone of the green area.
The 45% open-space target aligns with BIAAPA planning norms for this segment. The actual delivered open space percentage will be confirmed in the RERA-approved layout.
Clubhouse & Amenity Zone
Approximately 10% of the 10-acre site — roughly 1 acre — is set aside for the clubhouse and amenity building. The clubhouse spans approximately 5,410 sq m, a scale consistent with the township standard established in the earlier Barca phases. That floor area allows for a meaningful indoor facility — not a token room with a treadmill and a pool table.
The amenity programme includes:
- Gymnasium: Fully equipped indoor gym with cardio, strength, and functional training zones.
- Swimming pool: Main pool plus a lap pool for serious swimmers, and a kids pool with depth controls.
- Tennis court: Full-size hard court within the amenity zone.
- Cricket net: Practice net for cricket training — rare in apartment-format projects.
- Mini golf: A compact putting green within the leisure zone.
- Indoor sports: Multi-purpose indoor court for badminton, table tennis, and similar activities.
- CCTV surveillance: Township-wide camera network covering all towers, common areas, and entry/exit points.
- EV charging: EV charging bays in the basement parking and designated surface zones.

Phase Context
Milan is Phase 3 of the Godrej MSR City integrated township at Devanahalli. The township is a joint venture between M S Ramaiah Ventures LLP — the Ramaiah family entity — and Godrej Properties Ltd as the JV partner. The phasing follows a proven sequence:
- Barca (Phase 1): 17.25 acres, RERA-registered (Karnataka RERA registration effective 01-04-2025). Apartments and township infrastructure established. The Barca phase set the design language, specification baseline, and construction-delivery track record for the Godrej MSR City master plan.
- Barca II (Phase 2): 8.48 acres, RERA-registered. Follows the same 2B + 15 floor, approximately 52.2 m tower format. Barca II is currently under construction and ahead of Barca in terms of the construction timeline.
- Milan (Phase 3): 10 acres. Pre-launch. K-RERA registration applied and in progress. Launch set for 10 September 2026; possession targeted 10 March 2032. Follows the same township standard — same tower heights, same Vastu-considered floor plans, same specification baseline, same township amenity access.
Buyers choosing Milan are entering a township that is already active — not a greenfield site with no context. The Barca residents community, the township infrastructure, and the Godrej MSR City brand recognition are already established. That reduces the pre-launch risk profile compared to a standalone new-launch project.
