The M S Ramaiah Group has run institutions in Bengaluru for six decades. Its name is on colleges and hospitals across the city. That is a long record in public-facing work.

Devanahalli is the airport belt of North Bangalore. Land here is tightly held. A family holding of this size in one place is not easy to assemble today.

The planning authority for the area is BIAAPA. Every plan and sanction for the township runs through it. Ask to see the BIAAPA approval that covers the Milan parcel.

Barca — Phase 1

Barca opened the township. It covers 17.25 acres and holds 1,961 units. RERA registered it on 1 April 2025. That registration is the first hard record of the promoter's filing behaviour here.

Barca II — Phase 2

Barca II follows on 8.48 acres with 602 units. It is RERA registered too. Two registered phases in the same township give Milan buyers something to read before they book.

Milan — Phase 3

Milan is the newest phase. It covers 10 acres and holds around 710 units. It is at pre-launch stage. The RERA application is in progress, and no registration number has been issued yet.

Milan has no RERA number at this stage. Any number quoted to you for Milan is not from the RERA record. Check status at rera.karnataka.gov.in before you pay anything.

The address is Shettigere, Akalenahalli–Mallenahalli Village, Devanahalli, Bangalore – 562110. The airport is 5 km away. That is the shortest airport run of any phase in the township.

Launch is set for 10 September 2026. Possession is set for 10 March 2032. Both dates are proposed. They become binding only when RERA registers the phase and records them.

Do your own checks. Everything below is public and free to read. None of it depends on this site or on any brochure.

Milan is a pre-launch phase, so the checks matter more than usual. There is no registered document for Milan yet. What you can read today is the record of the earlier phases and of the two entities behind them.

  • K-RERA portal: Search Barca and Barca II on rera.karnataka.gov.in. Read the declared dates and the quarterly progress filings. Then watch the same portal for Milan.
  • MCA record: Look up M S Ramaiah Ventures LLP under AAC-2431 at mca.gov.in. The partner list and the registered office are on record there.
  • Stock-exchange filings: Godrej Properties Ltd is listed on BSE and NSE. Its filings are public. Read them for group-level standing.
  • BIAAPA approvals: The planning authority here is BIAAPA. Ask for the approved plan and the sanction for Milan before you commit.
  • Title and khata: Ask for the title deeds and khata for the Milan parcel. Have your own lawyer read them.
