Milan at Godrej MSR City RERA registration has been applied for and is awaiting approval. The Karnataka RERA Board has not yet issued a registration number. You can check the live status at rera.karnataka.gov.in.
Milan is Phase 3 of the Godrej MSR City township. It is at Shettigere, Akalenahalli–Mallenahalli Village, Devanahalli, Bangalore – 562110. The site covers 10 acres. It has 10 towers and around 710 units.
No legally binding sale agreement exists yet. Every price, floor plan and date on this site is a marketing reference. The RERA document will carry the binding version. Read it before you pay anything.

No K-RERA registration number exists for Milan at the time of writing. Any number quoted elsewhere for this phase should be treated as unverified until it appears on the Karnataka RERA portal.
BIAAPA Is the Planning Authority
Devanahalli falls under BIAAPA. That is the Bengaluru International Airport Area Planning Authority. It is not BBMP and not BDA. Buyers often check the wrong body and find nothing.
Who Sanctions the Building Plans
BIAAPA sanctions the building plans for the B09 and B10 tower clusters. It also issues the layout approval and the occupancy certificate. Karnataka RERA registration comes after the plan sanction is in hand.
What Buyers Should Check
Ask for the BIAAPA plan sanction reference at the time of booking. Match the tower count and the floor count against it. Milan has 2 basements and 15 floors. Each tower stands about 52.2 m tall.
Then match the same numbers against the RERA document once it is issued. A gap between the two is a warning sign.

This is the entity name to search on the RERA portal. Project names change across phases. The promoter name does not.
Township RERA Track Record
Milan is unregistered. The two earlier phases of the same township are not. That record is public and you can read it yourself.
Barca — Phase 1
Barca is Phase 1 of the township. It was RERA registered on 1 April 2025. It covers 17.25 acres and holds 1,961 units. Its certificate is on the Karnataka RERA portal.
Barca II — Phase 2
Barca II is Phase 2. It is RERA registered as well. It covers 8.48 acres and holds 602 units. Its filings show how the promoter reports progress.
What This Means for Milan
A registered sibling phase is useful evidence. It shows the promoter has cleared RERA scrutiny before. It shows the escrow model has already been run on this land.
It is not a substitute for Milan's own registration. Each phase is registered on its own. Milan carries its own risk until its number is issued.

- Compare the declared completion date against the revised date on each filing.
- Read the quarterly progress reports filed for both phases.
- Note that none of this binds Milan until Milan is registered.
What RERA Registration Will Confirm
Registration turns marketing claims into legal commitments. None of the protections below apply to Milan yet. They start on the day the number is issued.
Escrow Account
RERA requires 70% of buyer money to sit in a ring-fenced escrow account. That money can only fund the build. It cannot go to marketing or to other projects.
Binding Completion and Possession Dates
The promoter declares a completion date at registration. That date becomes binding. The projected RERA completion date for Milan is 10 September 2031. Possession is targeted for 10 March 2032.
Both dates are marketing references today. They gain legal force only through the registered document.
Quarterly Progress Filings
A registered promoter files progress reports every quarter. The filings cover build stage, money collected and money spent. Buyers can read them on the portal at any time.

RERA sets statutory penalties for delay past the registered date. Interest runs on the money already paid. Buyers also have a refund remedy where the promoter fails to deliver.

RERA runs a public grievance forum. Buyers can file complaints on delay, on plan changes and on disputes. Every channel partner must also hold a K-RERA agent registration.

Do not take the status on this page on trust. The portal is free and open. These steps take a few minutes.
- Open rera.karnataka.gov.in in a browser.
- Use the registered projects search.
- Search for Milan at Godrej MSR City. Expect no result while the application is pending.
- Search again for the promoter, M S Ramaiah Ventures LLP.
- Open the Barca and Barca II records that appear.
- Once Milan is registered, check its number, tower count, unit count, completion date and escrow bank.
- Match every one of those against the sale agreement before you sign.
