What is NH-44?

NH-44 is India’s longest national highway, running from Srinagar in the north to Kanyakumari in the south via Delhi, Hyderabad, and Bengaluru. On the stretch that matters most to residents of Milan at Godrej MSR City — the run from Bengaluru city to Kempegowda International Airport — NH-44 has been widened to six lanes and built to expressway standards. The result is a fast, signal-limited corridor that makes the airport feel genuinely close. Most inner-city roads in Bengaluru would punish a 10 km journey with 40 minutes of traffic. NH-44 from Devanahalli covers that distance in about 10 minutes.

The route sequence from Milan is straightforward. Head out of the project site and you are on NH-44 immediately, running north through Devanahalli town, past the KIADB Aerospace SEZ, and directly into the airport terminals. Kempegowda International Airport is 5 km away and reachable in about 10 minutes. Turn south instead and the highway passes through Yelahanka and reaches the Hebbal flyover — the major junction connecting North Bengaluru to the rest of the city — in roughly 30 minutes. Manyata Tech Park, one of Bengaluru’s largest IT office hubs, sits just past Hebbal on the Outer Ring Road. Add perhaps 10 more minutes and you are parked at one of the city’s biggest employment centres. A 40-minute commute on a national highway is not inconvenient — it is, for Bengaluru, enviably simple.

Why do NH-44 addresses outperform secondary corridors? Three reasons. First, there are no congestion bottlenecks of the kind that paralyse inner-Bengaluru arterial roads. NH-44 is a dedicated highway with grade-separated interchanges at key junctions, which means traffic flows even during peak hours. Second, the highway gives direct access without secondary detours — Milan’s address is on the corridor itself, not two kilometres down a service road off the highway. That distinction matters for commute times, delivery access, and future resale values. Third, NH-44 is a national highway with central government investment behind it, which means widening, maintenance, and upgrades arrive reliably and ahead of comparable state-managed roads.

The investment angle on NH-44 is worth understanding. Properties on this corridor have recorded consistent appreciation over the 2020–2026 period, driven by three compounding factors: KIA’s growth as an airport, KIADB Aerospace SEZ employment, and the progressive improvement of the highway itself. The planned Namma Metro Blue Line extension toward Kempegowda International Airport will add a rail layer to the existing road advantage. When that line arrives, Milan residents will hold both highway and metro access — the combination that defines the best-connected residential addresses in any Indian city. Until then, NH-44 alone provides connectivity that inner-city residents pay a significant premium for and often still do not receive.

Milan’s address at Shettigere, Akalenahalli–Mallenahalli Village, Devanahalli puts it directly on the airport corridor. This is not a project that sits two kilometres off the highway via a service road — the site fronts onto NH-44 itself. That distinction matters for daily commuting, for the ease of reaching the project by first-time visitors, for delivery access, and for the resale narrative. “On NH-44” is a verifiable, permanent locational attribute. “Near NH-44” is not the same thing.

From Milan on NH-44: Kempegowda International Airport is 5 km away. The KIADB Aerospace SEZ is roughly 6 km north. Devanahalli Town Centre is about 3 km away, giving residents easy access to daily retail, banking, schools, and healthcare without needing to travel toward the city. These numbers describe an address that is close to its primary employer base, close to the airport, and still within a reasonable commute of the city. That combination is rare. The township context makes it more so — Godrej MSR City’s two earlier phases, Barca and Barca II, are RERA-registered and under construction, which means Milan is not a standalone project in a greenfield location but rather the latest phase of an established, active development.
