The statutory taxes

These go to the government, not the builder. GST, stamp duty, registration, TDS. The rates are set by statute and published. They are the easiest lines to verify. They are also the least negotiable.

Developer charges and deposits

These are one-time amounts the promoter collects. Car parking, clubhouse deposit, maintenance corpus, utility connections. Some are refundable in part. Most are not. None of them is published for Milan today.

A sheet that skips any of these three blocks is incomplete. Send it back. Ask for the missing block in writing. A partial sheet hides the real total. That is the whole point of asking.

The published band runs ₹13,000 to ₹14,000 per sq ft. Each rate above is price divided by saleable area. The 2 BHK lands under the band. The 3 BHK-3T lands at the top. Larger homes carry the higher rate here.

Carpet areas are derived at the township phase-average ratio of saleable area divided by 1.58, and settle at plan sanction. Start prices are pre-launch marketing references.

Statutory Charges on Top of the Base Price


Four statutory charges apply to every Milan purchase. All four are set by law. None of them is a builder margin. Each one is easy to check yourself. Budget for them apart from the unit price.

Every Milan configuration crosses both thresholds. So all four charges apply to all three homes. TDS is deducted from your payment to the seller. It is not an extra cost on top. The other three are.

Developer Charges That Are Itemised but Unpublished


The cost sheet will itemise several developer charges. Milan publishes none of them today. We will not guess at amounts. What follows is what each line covers. Ask for the figure at launch.

Preferred location charge

PLC is a premium on a better-placed apartment. Corner homes, park facing, a quieter edge. It is quoted per sq ft on saleable area. No PLC rate is published for Milan. Do not accept a verbal number.

Floor rise

Floor rise charges the height you buy. Towers run 15 floors above two basements. Higher floors usually carry a per-floor premium. The rate and starting floor are unpublished. Both belong in the sheet.

Car parking

Milan holds 710 covered basement bays. Every bay is EV-provisioned. About 100 visitor bays are planned as well. Parking is normally charged per bay in the sheet. No amount is published for Milan.

Clubhouse deposit

The clubhouse runs to roughly 5,410 sq m. A one-time deposit usually funds access to it. It is charged per apartment, not per resident. The amount is not published yet. Expect it as a separate line.

Maintenance corpus

A corpus is a lump sum held by the association. It funds upkeep before monthly billing settles. It is quoted per sq ft of saleable area. Monthly maintenance is billed separately after handover. Neither figure is published today.

Together these five lines can move the total a long way. None is guessed at here. Ask for all five in writing. Then compare the all-in against the headline. The gap is where surprises live.

What the Cost Sheet Excludes


A cost sheet is not the full cost of moving in. Several items fall outside it entirely. Know them before you set a budget. They are real money all the same.

  • Home loan costs — processing fees, legal and valuation charges, loan insurance
  • Interiors and fit-out — anything beyond the delivered specification
  • Khata and property tax — statutory, paid after registration under BIAAPA
  • Monthly maintenance — billed after handover, separate from the corpus
  • Utility connection deposits — where the provider charges them directly
  • Society formation costs — where the association levies them later

None of these is a builder charge. They still land on you. Add a buffer above the sheet total. Size it once the real sheet arrives. Do not budget to the last rupee.
