The difference column is the loading. It is not wasted space. It buys lobbies, lift cores, stairs and shafts. You just do not own them alone.

How These Carpet Figures Were Derived
The 1.58 ratio
Godrej MSR City is a 62-acre township. Barca is Phase 1 and Barca II is Phase 2. Both are RERA-registered, so both carry declared carpet areas against declared saleable areas.
Across those registered phases the average works out near 1.58. Divide saleable by 1.58 and you get carpet. Milan is Phase 3 of the same township, built to the same standard.

Why a derived number is not a declared one
A derived figure is an estimate built from a pattern. A declared figure is a legal statement by the promoter. One helps you compare. Only the other one binds anybody.
Milan's real ratio can land above or below 1.58. Tower geometry, lobby size and shaft placement all move it. Treat every carpet number on this site as an indication.
What RERA Requires at Registration
The Real Estate Act defines carpet area and makes it the basis of sale. A promoter must declare it for every unit at registration. Prices and agreements are then written against that number.
Milan has applied for K-RERA registration. No number has been issued. Until it is, there is no declared carpet area to quote. Anyone quoting one for Milan today is guessing.

What Changes at Plan Sanction

Those three items are what decide carpet area. Until they are sanctioned, carpet cannot be stated exactly. Small changes at sanction move the figure by a few square feet either way.
Saleable areas can also shift slightly. Unit counts can shift too. The 710-unit figure and the 250, 300 and 160 splits are indicative until registration.
How to Check the Number Before You Sign
Ask for it in writing
Ask the sales desk for the declared carpet area of your exact unit. Not the configuration — the unit. Get it on the cost sheet with the tower and flat number on the same page.
Read the agreement
The Agreement of Sale carries the binding area. Match it against the cost sheet before you sign. If the two differ, stop and ask why. Do not accept a verbal explanation.
Compare like with like
When you compare Milan against another project, compare carpet with carpet. Two homes can quote the same saleable area and differ by 100 sq ft of usable floor. Loading is where that hides.
