Milan at Godrej MSR City Construction Updates
Milan at Godrej MSR City has no construction on site. Nothing is built on the Phase 3 parcel. Work starts at the 10 September 2026 launch. That is the honest update.
This page will not invent progress. There are no slabs, no photo logs and no percentage complete. Publishing any of that today would be false. Ten acres of the township are simply waiting.
What this page gives you is the sequence ahead. It covers what happens before launch. It covers the first visible milestones. It also shows what you can verify on the township today.
Where the Phase 3 Parcel Stands Today
Milan is Phase 3 of Godrej MSR City. Its parcel runs to 10 acres. Ten towers are planned across two clusters, B09 and B10. None of them exists yet.
| Workstream | Status today | What comes next |
| BIAAPA plan sanction | Not yet sanctioned | Building plan approval before construction |
| K-RERA registration | Applied | Certificate issued at or around launch |
| Site mobilisation | Not started | Site office, access roads, survey grid |
| Tower structure, B09 and B10 | Not started | Excavation for two basement levels |
| Township infrastructure | Under way on Phases 1 and 2 | Extended to the Phase 3 parcel after launch |
Only the last row shows real activity. That work belongs to Barca and Barca II. It is on the same township, not on Milan's parcel. Keep the two apart when you read any update.
What Happens Between Now and September 2026
Building plan sanction from BIAAPA
The site falls under BIAAPA, not BBMP or BDA. The sanctioned plan fixes tower footprints, heights and open space. It also settles carpet areas. Nothing on site can start before it.
The K-RERA application
Registration status is Applied. The promoter is M S Ramaiah Ventures LLP. Godrej Properties is the builder and a partner. The certificate carries the declared completion date and the approved plan.
Contractor and consultant appointment
Structural, MEP and landscape consultants are appointed before mobilisation. So is the main civil contractor. This is desk work. You will not see it from the road.
Geotechnical and survey work
Soil testing comes first on any high-rise site. Boreholes go down before foundations go in. The results shape the basement design. Two basement levels run under every Milan tower.
Inventory release
Around 710 units open at launch. The mix runs 250 of the 2 BHK and 300 of the 3 BHK-2T. Only 160 are 3 BHK-3T. Pricing is confirmed in the registered cost sheet.
The First Visible Milestones After Launch
Once work starts, progress becomes physical. These are the stages you can actually see on a site visit. They also drive the first payment calls.
| Milestone | What you will see | Indicative window |
| Site mobilisation | Site office, boundary, access roads, survey grid | From September 2026 |
| Excavation | Two basement levels dug across both clusters | Late 2026 into 2027 |
| Foundation and footing | Piling, pile caps and raft casting | 2027 |
| Plinth level | Ground slab visible above the basements | 2027 |
| First slabs | Towers rising floor by floor, B09 and B10 in parallel | From 2027 onward |
Slab progress is the clearest signal of movement. Each tower carries 15 floors above two basements. Ten towers rise together. That parallel build keeps a 60-month cycle credible.
How Quarterly RERA Filings Will Work
The obligation starts at registration
A registered promoter files progress every quarter. The filing is a legal duty, not a courtesy. It goes to the Karnataka authority. It is published for anyone to read.
What a filing contains
Each report states work done against the approved schedule. It covers structure, finishes and services. It also reports units booked. Read it against the declared completion date.
Why it beats a phone call
A sales desk gives you a version. A filing gives you a record. Slippage appears there first. That record outranks any channel-partner page, including this one.
What You Can Actually See Today
The township is not empty. Only Milan's parcel is. Barca is Phase 1 at 17.25 acres and 1,961 units. Barca II is Phase 2 at 8.48 acres and 602 units. Both are RERA-registered.
Both are also building right now. That matters for a Milan buyer. You can walk the same township. You can look at the same specification standard being delivered by the same promoter.
Their quarterly filings are already public. Read them before you book Phase 3. They show how this promoter holds a schedule. No pre-launch brochure gives you evidence of that quality.
The township covers 62 acres in total. The three named phases account for 35.7 acres and about 3,273 units. Milan is the third of them. It is the parcel still waiting.
How to Get a Real Construction Update
Four sources are worth your time. Everything else is noise. Use them in this order.
- The K-RERA portal — quarterly filings for Barca and Barca II now; for Milan once registered
- A township site visit — see Phases 1 and 2 in build, and the Phase 3 parcel as it stands
- The registered cost sheet — issued at launch, with the payment schedule tied to real stages
- This page — updated as milestones become verifiable, not before
The possession date page covers the timeline side of the same question. Read the two together. One tracks work. The other tracks dates.
Milan at Godrej MSR City is pre-launch and pre-RERA. Registration status is Applied. No construction has begun on the Phase 3 parcel. All stages and windows shown here are indicative. The K-RERA certificate and sanctioned schedule govern once issued. Verify at rera.karnataka.gov.in.
Frequently Asked Questions
1. Is Milan at Godrej MSR City under construction now?
No. The Phase 3 parcel is pre-construction. Nothing is built on it. Work begins at the 10 September 2026 launch, once BIAAPA sanction and K-RERA registration are in hand.
2. Why are there no site photographs on this page?
Because there is nothing to photograph on the Milan parcel. Publishing progress images or a percentage complete would be false. Photographs will follow once mobilisation and excavation actually begin.
3. Can I see construction quality before Milan starts?
Yes. Barca and Barca II are RERA-registered and building now on the same township. A site visit shows the same promoter's work in progress. Their quarterly filings are also public.
4. What is the first thing that will happen on site?
Site mobilisation. That means the site office, boundary work, access roads and the survey grid. Excavation for the two basement levels follows, then piling and foundation work.
5. How will construction progress be tracked officially?
Through quarterly progress reports filed with the Karnataka authority once Milan is registered. Those filings are public and report work done against the approved schedule. They outrank any marketing update.
6. Does the payment plan protect me while nothing is built?
The plan is construction-linked at 10% per stage. Calls release against completed milestones rather than dates. If a stage is not built, that instalment is not raised.
