1. What is Milan at Godrej MSR City?

It is a 10-acre residential project at Devanahalli, Bangalore. It forms Phase 3 of the Godrej MSR City township. Around 710 apartments are planned across 10 towers.

2. Who is the builder and who is the promoter?

Godrej Properties Ltd is the builder. M S Ramaiah Ventures LLP is the RERA promoter, Reg. No. AAC-2431, with its registered office at Prestige Obelisk, Bengaluru – 560001.

3. How is the township structured?

It covers 62 acres. Barca is Phase 1 at 17.25 acres and 1,961 units. Barca II is Phase 2 at 8.48 acres and 602 units. Milan is Phase 3.

4. What is Godrej Properties' recent track record?

FY26 pre-sales reached ₹34,171 crore, up 16%, across 17,515 homes and 27 million sq ft. Bengaluru contributed ₹8,802 crore. The Godrej Group was founded in 1897.

Location and Connectivity

5. Where exactly is the project?

At Shettigere, Akalenahalli–Mallenahalli Village, Devanahalli, Bangalore – 562110. The planning authority is BIAAPA, not BBMP or BDA. Access is off NH-44, also known as Bellary Road.

6. How far is the airport?

Kempegowda International Airport is 5 km away, about 10 minutes via NH-44. The BIAL Cargo Terminal is 10 km. The airport is India's third-busiest by traffic.

7. What employment hubs are nearby?

Devanahalli Business Park is 4 km away. The KIADB Aerospace SEZ is 6 km. The Doddaballapur Road junction is 8 km. Together they anchor the corridor's job base.

8. Is there a metro station nearby?

Not today. Namma Metro's Blue Line is planned from Central Silk Board through KR Puram to the airport, across 58.19 km. No station near Devanahalli is open yet.

Price and Payment

9. What do apartments cost?

₹1.62 Cr for the 2 BHK, ₹2.17 Cr for the 3 BHK-2T and ₹2.73 Cr for the 3 BHK-3T. The rate band runs ₹13,000 to ₹14,000 per sq ft.

10. What is the payment plan?

A 10-stage construction-linked plan at 10% per stage. Calls release against completed milestones rather than dates. The registered Agreement of Sale carries the binding schedule.

11. How much is the booking amount?

10% of the unit price. That is ₹16.20 Lakhs, ₹21.70 Lakhs or ₹27.30 Lakhs by configuration. Cheques are drawn in favour of M S Ramaiah Ventures LLP.

12. What charges fall outside the price?

GST at 5% without input tax credit. Karnataka stamp duty at 5% above ₹45 Lakhs. Registration at 1% and TDS at 1% above ₹50 Lakhs.

Floor Plans and Specifications

13. What configurations are available?

Three. A 2 BHK at 1,250 sq ft. A 3 BHK-2T at 1,610 sq ft. A 3 BHK-3T at 1,950 sq ft. Unit counts run 250, 300 and 160.

14. What are the carpet areas?

Derived figures are 790, 1,019 and 1,234 sq ft. They come from the township phase-average ratio. Final carpet areas settle at plan sanction.

15. What amenities are planned?

A clubhouse of roughly 5,410 sq m. Four water bodies — swimming pool, lap pool, kids pool and jacuzzi. About 45% of the site stays open and landscaped.

16. What is the specification standard?

RCC frame, seismic-zone compliant. Third-party structural certification applies. Vitrified tile living areas and laminated wood bedrooms. UPVC windows carry noise-reduction glazing. Rainwater harvesting, an on-site sewage treatment plant and solar for common areas are included.

RERA and Legal

17. What is the RERA status?

Applied. No K-RERA registration number has been issued for Phase 3. Anyone quoting a number for Milan is quoting something that does not exist yet.

18. What does pre-RERA mean for me?

Prices, areas, dates and specifications are indicative until registration. Do not pay beyond an expression of interest before the certificate is issued. Verify status at rera.karnataka.gov.in.

19. Are Barca and Barca II registered?

Yes. Barca was registered on 1 April 2025 and Barca II is registered too. Both are building now, and their quarterly progress filings are public.

Booking and Possession

20. When does Milan launch?

The projected launch is 10 September 2026. Sales open then, alongside the K-RERA application. BIAAPA plan sanction is a pre-construction step before that.

21. When is possession?

Projected for 10 March 2032. RERA completion is projected for 10 September 2031. The six-month gap covers the Occupancy Certificate and commissioning of building services.

22. Can I resell before possession?

Not before the project is registered. A transfer route opens once registration is issued and you have signed the Agreement of Sale. The promoter's transfer policy sets the terms.
